Q: What must I bring with me to tour an apartment?
A: A valid Government issued Photo ID is required to view an apartment.

Q: What are the income and credit qualifications?
A: Rent may not exceed 33% of gross income. All applicants must successfully complete a credit check and background check.

Q: What kind of pets do you allow? Do you permit exotic pets?
A: Dogs, cats and birds. Breed restrictions apply. Exotic pets not allowed.

Q: How many pets may I have?
A: Maximum of 2 pets are allowed per apartment.

Q: Are there any deposits, special fees, or monthly charges to have a pet?
A:  There is a Refundable Pet Deposit of $200.00 and Non Refundable Pet Fee of $200.00 – under 25 lbs. Refundable Pet Deposit of $350.00 and Non Refundable Pet Fee of $350.00- 26 lbs and over. Monthly pet rent is $20.00 and covers the maximum 2 pets.

Q: What are your fees and monthly charges?
A: Non-Refundable application fee of $95 per person 18 years of age and older; Non-Refundable $275 Administration Fee per Apartment; Security Deposits starting at $400 for a 1 Bedroom, $500 for a 2 Bedroom and $600 for a 3 Bedroom Apartment with approved credit; One-time cable hook up fee of $30.00 and $30.00 alarm hookup fee; Monthly Utility packages includes water, valet trash, basic cable, and alarm system. 1Bedroom – $140, 2 Bedroom- $150, 3 Bedroom $160; Garages are available for $225 per month.  Residents are responsible for electric, Wi-Fi, and upgraded cable packages.

Q: What is accepted to prove my income?
A: One month’s worth of pay stubs; or 3 months bank statements; or Letter from your                employer on   company letter head stating what your estimated annual income will be or hourly wage; or last year’s tax returns with a letter from a CPA estimating your annual salary

Q: What happens if I qualify for an apartment, but my roommate does not?
A: If the all applicants do not qualify for the apartment then the entire application is denied.

Q: Is my security deposit totally refundable?
A: Yes, less any charges for damages or past due rents.

Q: Can I change to a month-to-month lease plan after my first year?
A: Yes, you may go month to month, a month to month premium applies.

Q: What utilities are included in my lease?
A: No utilities are included in your lease.

Q: How long is the term of the lease?
A: We offer variable lease terms from 7 to 16 months; premiums apply to leases less than 13 months.

Q: Do you allow short term leases?
A: The shortest lease term is 7 months.

Q: Am I required to have renters insurance?
A: No, however it is strongly suggested.

Q: Do you offer furnished apartments?
A: No, but we do have preferred status with a company that can handle these requests should you so desire.

Q: Do you offer corporate apartments?
A: Yes, we do participate with corporate placement organizations.

Q: If something needs to be repaired in my apartment, how do I report it?
A: You may call the leasing office during business hours to report any issues in your apartment home to dispatch maintenance.  For those with afterhour emergencies, there is an answering service to contact the on-call maintenance technician.  There is also a resident portal where routine requests may be emailed directly to the maintenance department.

Q: When is my rent payment due?
A: Rent is due on the 1st and must be paid on or before the 3rd of each month to avoid a late fee.

Q: What day of the month am I liable for a late charge?
A: Late fee will be assessed on the 4th day of the month should rent not be paid.

Q: Will you accept electronic payments from my bank?
A: Yes, you may set this up through our Resident Portal.

Q: Is there a place where I can pay my rent after office hours?
A: Yes, you may pay using our Resident Portal 24 hours a day.

Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Not without completing our applicant screening process.

Q: Do you have reserved parking?
A: No but garages are available for lease on a first come first served basis.

Q: I have a motorcycle, where can I park it?
A: In a designated parking spot.

Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes

Q: Do you have cable services?
A: Yes, we currently have Xfinity servicing our community.

Q: Does the property have a fitness center?
A: Yes, it is accessible 24 hours a day.

Q: Does the property have a swimming pool?
A: Yes, as well as a hot tub.

Q: Does the property offer on-site recycling?
A: Yes, we have a designated recycling area.

Q: Are gas grills permitted at your property?
A: Yes, with restrictions.

Q: Is there any additional storage space available at your property?
A: We have non-climate controlled detached garages available for lease.

Q: Are residents permitted to paint their apartment?
A: Yes, but residents must restore walls to their original color upon move out or will be charged accordingly.

Q: Will you accept my delivery packages for me?
A: Yes, the leasing office will accept packages for you as long as it doesn’t require a signature. The driver will leave you a notice that you have a package at the office.

Q: Do you have a list of a Corporate Advantage Program?
A: No, but we have a discount program for local, state, military, teachers, and hospital employees.
